Haha there are volt mods for everything. The P4P800's are usually great overclockers, if you get really hardcore into it you might want to check out the droop mod which fixes the fluctuating CPU voltage issue.

With memory using low voltages, heatspreaders do little in terms of cooling. If/when you do get the new motherboard and volt mod it, with voltages 3.2+V, make sure you have good case cooling or a fan pointed in the memory's direction...

Condensation is relative to the humidity in your room. Unless your place is very humid, looking at your temps, I don't think condensation would be an issue. If anything condensation would first form on your case.
