HI
__________________My bros comp: 2.4ghz northowood 1.25Gb(2x512) (2x128) Evga 6600gt ANd he gets lag host every 2 seconds on game?fps are 60 and up ans he get lag shots evry 2 seconds>>? Plz help i got him a new 6600gt for he plays fine every game and he cant

Those are two very CPU/GPU taxing games... What are the settings? I'd turn everything to low and off... then slowly start adding 'goodies' 'n such back.

Maybe something is running in the background (eg: folding, itunes...azureus), it doesn't sound like a hardware issue, but a memory management/software issue, as 60fps sounds good, you just get blurps here and there.
Try uninstalling any spyware...turn off any unneeded background processes.
