TF2 crapping FPS

I got back into TF2 recently only to be welcomed with giant FPS dips. I was playing payload and at one point I dropped down to 25ish frames. During firefights its usually around 30-40ish but feels really laggy. It can be from 40-100ish FPS. It's really unstable.

I don't ever remember it being this bad when I was on my dual core.

Vsync is off, tried turning aa off. But its still wonky.

overclock that phenom. its too easy not too.

plus source engine is kinda CPU dependant

That's really odd. I have same CPU/GPU as you and I comfortably get >100 fps.

However, after the new Hatless update or whatever, the game has been crashing quite a bit. Can anyone confirm this?
