AsRock Xtreme 6 & 970x bad OC?

My sign states my system and I must say I am very dissapointed with the speed I am getting. Was convinced watercooling my system would make sure I'd reach 4.4 GHz stable but I am stuck at 4.0.

To hit 4.0 I have the following settings:

Bclk 191
Multi 21
QPI 4800 (CPU-z says 3442)
Uncore 2666
Mem 1912

Vcore 1.288
PLL 1.82
VTT 1.54
IOH 1.120
IOH CSI 1.16

HT is ON

In all this I find it very strange the VTT voltage is that high, but if I try lowering it I will get BSOD 0124 code straight away.

To get even close to 4.4 (which is my goal) I have to raise VTT even further.
Multi 24 will not boot at all. 175x25 will boot but get BSOD after a few minutes running Linx. Have tried VTT all the way to 1.62 with no luck.

I am starting to wonder if there is something wrong with my board or if the Xtreme 6 is such a bad overclocker?
Or is it simply me being an idiot? Is there someting I'm missing?

Temps @ 4.0 is around 69 degrees running Linx for 50 minutes.

My thoughts stray between getting a 32nm 970 or buy a CPU that I know for sure people have reached 4.4 with. Hell, I got the WC setup mostly to reach 4.4 GHz. This is just killing me!

i went from a 975x to a 970, and ill never look back...

4GHz on 1.25v = win

4.8 easy!! loves bclk
