major fps problems in COD with 470gtx

Hello everybody, this is my first post on this website .
I just upgraded my PC's CPU and GPU from a phenom x2 ii 810 and a 9600GT to an i5 2500 sandy bridge and a 470GTX MSI Nvidia.

I've noticed major fps improvement in most games such as The Witcher 2 and World of Warcraft but I have been facing a major problem with my only two steam bought games, Call of Duty Black Ops and Call of Duty 4.

I would get around 90 FPS and it will drop constantly (every 1-3seconds) to around 15-25 fps and go back up. This made both games unplayable.

I will appreciate any help offered. thanks in advance

Intel i5 Sandy Bridge 2500 3.30GHz
MSI 470 gtx Nvidia 1gb
600watts Coolmax PSU
4ggb 1333 ddr3 kingston ram
320gb caviar blue western digital hard drive

Crappy powersupply getting old, or not having sufficient 12 powa left to feed the card properly?
Or poor case cooling leading the the card thermal throttling?

are you using the latest drivers off the nvidia website, not the ones on the factory CD?

@delavan: I dont think its the powersupply because this problem only occurs with cod:black ops and cod4
@kyle7412 i have installed the latest drivers up to 263.14 but the problem still persists

im really getting mad at Steam now

Try disabling Steam Community in-game. Just right-click on the game in Steam and go to properties.

The processor or video card could downclocking itself. I'd recommend installing MSI Afterburner to monitor your video card clockspeeds.

Try playing it with steam offline. Maybe that works fine. I did it with some Total war games. I also had some framedrops when playing with steam online. today i'm always playing with steam in offline mode. But you probable want to play those games online....
