New to AMD parts, which motherboard should i choose?!

Can't get my i5-2500k build anymore because of budget problems ;/ and due to a strict budget reduction i have to go with AMD.

I need help with a motherboard though, I can't decide on what's good and what to get!

But my main question is which of these two boards is better?

Asus M5A97 (non evo)

Gigabyte GA-970A-UD3

Is there a better board under $100? Or maybe in the $70-80 range with core unlocking capabilities (Don't care about AM3+). Also can the Gigabyte mobo unlock cores and stuff? I know the Asus can but the Asus has a 4+2 while the Gigabyte the has a 8+2 powerphase. Reviews are better on the Gigabyte but it looks as the Asus has more features. I don't know, that's why i need your guys' help! Also I 7 looking at a ASRock 770 Extreme3 is this a good board? It seems to have everything i need..but can it unlock cores or overclock really good?
Thanks in advance!!!

Go with the gigabyte 8+2 power phase Ftw. IT will save you a headache in the end when you overclock. There have been many posts about 4+1 boards frying.
Worse than crack.

gigabyte ud3 ud5 and ud7 are nice, and support am3 and am3+, so you can upgrade to a decent bulldozer when amd finally makes a decent one
