Get Realtemp v3.67 or up and see what that says.

What's strange is that the 200mm fan right above where the CPU is, isnt blowing out hot air, could it be incorrect temps that are being reported?

Possible, touch the heatsink with your hand (Careful not to burn yourself) and see if it is hot.

Shut that thing down, 94C isn't good. Not sure if I'd even continue trying to mess with the stock HSF, I would try the Antec again. If it's anything like my h50, it's easier to make sure you have it seated correctly.

What are you using to clean off the TIM in between re-seats? Try some high isopropyl alcohol, and coffee filters if you have them.

Also, if you do try the Antech Kuhler again, plug the pump, and the fan into molex connectors from your PSU, or fan controller if you can, that way you ensure they are running at 100%, or go into your bios/uefi and set all the fans to 100%.

I've touched the heatsink and it's cool to the touch. It should get hot immediately after the chip does, right?

I've left it run for a minute or 2 and the heat sink is still cool to the touch.

The better the TIM, the more heat it will take away from the CPU itself.
Have you got any kind of OC happening? Update your BIOS, and then load optimised defaults and see where that gets you.

Currently it's an incredibly mild oc, from 3.3ghz It's currently running at 3.4ghz. BIOS is the latest revision, 2001.

[Edit] I'm trying to take a pic of my tower to show airflow but my camera battery is dead. After letting SETI@home run for over 10 minutes it hasnt climbed more than 87 Celsius but the heat sink is still fairly cool to the touch.

I just cant wrap my head around why the heat sink isnt getting hot. Even the crappiest TIM should transfer some heat, right? At those temps my heat sink should be untouchable, right?

Not really, my 2500k is at 62c but I can't feel any heat or warmth on my heatsink.
