5770 running really hot

One of my 5770's is running really hot, even with fan speed at 75% it's loading at 105'C after just 10 min of skyrim. As for idle it would hit about 90'C with 35% fan speed. It used to be fine some time ago so I decided to take it apart and see whats up. it wasn't dusty or anything but the TIM looked a bit weird so I replaced it and the Idle dropped to about 50-60'C. I was pretty happy with it but after starting up skyrim it didn't help at all - I think I may have applied the TIM wrong.

What do you guys think?

Re-apply the TIM.
