You don't have to disable EIST, in fact you should keep it on since it will be easier on your CPU to idle at lower clocks.

It will make it easier to OC and test with it off, which is what most of us do with 775, but you should shoot for your final OC to have EIST on.

If you're really gunning for Gentle Typhoons try and get the AP15 (which is the same as the third link you gave since it spins at 1850 rpm) or AP14, hook it up to a fan controller and you'd be good to go!

I actually like my Gelid Gamer Wing 12, they spin max at 1500 rpm but with a fan controller set at 1300 rpm and lower they are quiet as heck.
