Assassins Creed 2 Low FPS

Alright, So I recently started playing AC2, and my frames are from 25-40, now this is on low settings at 1440x900..
I can run Skyrim on ultra at the same resolutions with 40 frames or more at most times, Is this game poorly optimized?

Q6600 2.4GHZ
GTS250 1GB
4GB RAM

it's off, along with multi-sampling.. This game is pretty much unplayable on with it jumping all around in frames.

Sounds almost like a memory leak. Yes it is very poorly optimized. Check you cpu gpu usage in game see if you are maxed out or if the values rise as you play. thumb.gif

It's odd, can run brotherhood 30-60 frames on all high, but not even AC2 on medium at a steady 30!
