You are right about "auto voltage" - This story about overclocking it is all about to find the best settings for given clock. If it "auto" is harmless there will be no overclocking sites like this one
For clocks 4.4/4.5 i will not recommend LLC High - it is much better to try all other options and if nothing helps this High option for LLC should be the last one

Check out any x79 mobo and PMW settings for fan. ASUS offered 4 fans connectors 4pin plus two for CPU fans. So what is messy about that. To advice someone to don't use this !!!|

I never have trouble connect the fan to mobo , it still runs full speed , however if i hook up with molex cable the fan doesnt run fast

Kope has no idea what he's talking about.
When using an offset voltage you always use LLC on high.
With the settings I provided you with it won't spike and kill your CPU. The reason I didn't go in depth more was you asked for simple so I gave you simple. Baby steps. We will get to voltage soon.
Once you do what I suggested and report back the voltage then I'll advise you on how to adjust the voltage manually to the overclock you're after. You could cap it now at 1.4 to be overly cautious but it isn't needed.

Little to no LLC is required to get offset mode stable, as a matter of fact I'm running at 4.9GHz with offset mode and no LLC. ASUS has recommended medium at most, and also none when using offset at higher clocks.
When using offset mode for vcore, do not set offset to AUTO. IT DOES NOT EQUAL ZERO.

Then you help him and tell him whatever you want.
I always start with guaranteed stable settings and work my way down to as efficient as possible. If you do it differently, good for you.
You want to complicate things, confuse and scare the guy go ahead.
