What cheap budget motherboard to go with a AMD phenom II X4 965 BE CPU?

Yeah so i'm upgrading, it's long overdue but there's never much of a need to be honest. I'm a casual gamer.
I propose the AMD phenom ii x4 965 BE (which is at a great price at the moment while still keeping up with some more expensive CPUs).
Which mobo would you recommend? To be honest i don't want to spend a huge amount since i've been dishing out too much recently on various goods.
Currently i've got a GTX 275, some low end DDR2 RAM (2x2GB), an old pentium dual core E5200 (@ 2.87GHz) and an ASUS P5KPL-AM mobo. It runs games surprisingly well, however my CPU definitely is outdated.
I've been doing some research and there's a couple of £30-£40 AMD mobos that i would like some advice on. This system is most likely going to be a sort of dead end one, in other words when i upgrade after this again i'll be scraping the whole system.
I might buy some DDR3 RAM to go with it as well since i've heard it's much cheaper than it once was.

http://www.ebuyer.com/186428-amd-phenom-ii-x4-965-black-edition-3-4ghz-socket-am3-6mb-l3-hdz965fbgmbox - AMD phenom II x4 965 BE CPU

http://www.ebuyer.com/319620-asus-mb-m5a78l-m-lx-v2-amd-am3-uatx-90-mibfw0-g0eay00z-m5a78l-m-lx-v2 - just one mobo in particular i had my eye on.

http://www.ebuyer.com/search?sort=pricelow&store=2&cat=&subcat=3536&limit=10&page=1 - the cheapest AMD3+ mobos available (is the said CPU AMD3 or AMD3+?)

Could any kind person check the compatibility of the CPU and mobo aswell, i'm pretty sure they work together but there are downsides to buying cheap mobos ( bad cooling, bad overclocking abilities, not durable etc).

I wouldn't mind dibbling and dabbling in some overclocking too, nothing hardcore or potentially damaging, but to around 3.8GHz.

Cheers all, thanks for your time.

if you get a DDR3 ram compatible system, you dont have to scrap the whole build eventually. the DDR3 standard just keeps getting better and cheaper for memory. that GTX 275 for what it is should easily still run modern games, granted youll be restricted to DX10 but still a very solid video card yet and will probably overclock well. my suggestion is this, a 960T Zosma quad and either a 970 chipset or at least a newer 800 chipset motherboard. If you could find an excellent deal on a 990fx chipset id recommend the Gigabyte 990FXA-UD3 motherboard. 8+2 power phase, sata 6.0gbps, usb3.0, AM3+ socket so it works with most to all am3 processors and if you want to move forward with AMD will also support bulldozer and piledriver whenever it strikes. but for sure at least a 970 chipset for sure to be a starter board for an amd system. try to find a 960t zosma quad. it has an unlocked multiplier and potential to unlock to a hexcore or at least a pentacore and has the better thuban architecture memory controller.

It wasn't a choice, was just throwing it out there. And well, I've bought cheapo boards in the past and managed to overclock with ease, providing it's a quality make. Still a bit too expensive for my liking. Although the Asrock looks pretty good, i'll check it out.

Support my CPU
Support my GPU
Allow me to install at least 2 sticks of DDR3 RAM
Allow me to connect up my headphones
Allow me to install my HDD
And everything else that's the bare minimum and that goes without say on every and any motherboard.

Sure it won't be future proof, nor will it have the best cooling but will it suffice for my needs?
