Router help or new router for college house

So I've just moved into a new house with four friends and the initial modem and router we purchased just isn't cutting it. The modem is a Motorola sb6121 SURFboard and I feel it should be adequate. The router is a Medialink Wireless N Router, I believe this is the problem.

We pay for 50mb/s down and 15mb/s up through comcast and we get what we pay for through wired, the living room where the router is, and in the bedroom sharing a wall with the living room. However in the 3 bedrooms about 30 feet away the speeds drop to 10-25 down while maintaining 15 up. Additionally we have a person living in a small guest house in the backyard about 75 feet away from the router area and at that distance the connection is spotty, and the speeds drop to about 1 down and 5 up.

I'm not sure if this is something that can be fixed with a firmware update or some tweaking of the router settings or if we need a new router. I've already tried changing the channel the router is broadcasting at but got no better results than when it defaulted to channel 3. I could probably manage a budget of up to $100 but obviously cheaper is better. It should be noted that four of the five people at the house are heavy internet users and it wouldn't be unlikely to have 4 computers streaming music, web browsing and gaming at the same time. If this is completely unachievable for the budget please let me know and I'll have re-evaluate my options.

You have a 4-port switch on that router, so leave it as a router+switch, and get a dedicated access point which you can connect to the router.

This will take the load off of the router, because in my experience router+switch+wifi combos tend to slow down when there's more than 2-3 computers actively using the radio - the speeds greatly suffer and sometimes the WAN drops.

You can get a very decent access point, with a good antenna for or under $100, that will extend the range of the network so that guest house has a quality connection.

I think you could even get an Ubiquiti RocketM2 in that budget, which is a fantastic AP (I have one) and with a decent antenna it works through 5 thick concrete walls at a distance of 50 meters like I was sitting on it.

simultaneous dual band, good firmware, gigabit ethernet
for the amount of connections you'll likely have this is your best bet

I have comcast as well, but am on the lower speed tier. two floors up from the router I get a solid 60-75% signal and am getting 22-24 down and 4-5 down with 2 other computers, an xbox, and a tablet online at the same time.

The ubiquiti rocketm2 looks nice and sits right under the $100 budget. I'm a little bit confused on how it work's though. Will it simply connect to one of the ethernet ports on the router and extend the signal leaving us with 3 hard wire ports on the router?

It is a stand-alone access point, you connect it with an Ethernet cable (it uses PoE) to one of the router's LAN ports, and you have 3 left. Then you access the AP via it's web interface and configure all there is to configure, like SSID, channel etc. You can also put the wi-fi clients on a VLAN if you wish.

It has a maximum power of 28 dB so with a good antenna it really shines. And with a very good antenna you can pair two of those which are kilometers apart and still get very high speeds. Mind you however that you have to buy the antenna (or two) separately.

If your router has PoE then that's all, if not, then you'd need to use the PoE adapter you get with the Rocket.

You're router here is definately the problem, Instead of changing it, can you make do with moving it to a central location and switching to all wireless?

Then the only option is to get a new router. I'd suggest a mid-range router with an EXTERNAL antenna. You can always swap them for high-gain ones later on.

My linksys e3200 is a superb router but because of its internal antenna, the range does suffer a bit.

I'd seriously recommend looking into my suggestion. Your current router only supports 150Mb/s single band which can be saturated pretty quick with those multiple connections.

Even though you wouldn't know it by looking at it, the WNDR3700 can be upgraded with external antennas if you end up needing them.

Totally missed your comment in there, my apologies. This looks like a good router, I think our current issue is signal strength but I know we're going to run into bandwidth issues in the house. It looks available refurbed for $60 from amazon so I may jump on that. How difficult is it to add external antennas?
