Why would a gaming build need 32GB of RAM? Thats far better utilized in the HTPC/ESXi. Its been consistently proven that anything over 8GB of RAM for gaming has quickly diminishing results.

The extra RAM could be put towards the virtual machines; overall a much better experience there.

EDIT: Since the P8Z77-I doesn't have 4 DIMM slots, I still recommend putting the maximum amount of RAM possible there - the full 16GB (taken from the 4x8GB kit). The other two sticks could then be put into the gaming build.
