Which Haswell should I buy?

Hi,
I'm about to upgrade my main rig. I use it for gaming, some video encoding, all the other regular stuff. I have many things running on it at the same time, in everyday use. In short, I'm leaning towards i7, and not i5. One additional thing to consider - in the future, after my next upgrade, this hardware will be used as a home server. It will replace my current server.

Here's my current list of parts to buy:
This is what I have already:
CPU choice: which one should I go for? I tried to write cons and pros (these are just for me, personally).
  • this is my 1st choice atm: Intel Core i7-4770S Haswell 3.1GHz 65W
    1. Con: how much performance do I actually lose vs 4770?
    2. Pro: lower power consumption. This will have even more benefit, when this hardware replace my server and will be running 24/7.
    3. Pro: VT-d (vs K series).
    4. Pro: hyper-threading (vs i5)
  • runner up: Intel Core i7-4770 Haswell 3.4GHz 84W
    1. Pro: how much faster is it actually compared to 4770S?
    2. Con: higher power consumption. Though, if this comparison is accurate: Intel Core i7 4770S vs i7 4770 and the power savings of 4770S is only $5 per year, I should probably go with this one?
    3. Pro: VT-d (vs K series).
    4. Pro: hyper-threading (vs i5)
    5. Pro: Free Grid2 game coupon & Grid2 t-shirt w/ purchase, not that I will ever play it, probably smile.gif My Steam is full of way better games, that I don't have time to play...
  • The unlocked cpus: Intel Core i7-4770K or Intel Core i5-4670K
    1. Con: I have never ever done any overclocking, nor I shall in the future. I simply don't have time, or need to get into it, methinks.
    2. Con: Does not have VT-d.
  • Any i5.
    1. Con: performance. Especially i the future, when it's gonna be used as server.
    2. Pro: price.

Cooling choice. I want a closed loop water cooler for the cpu. I use Corsair H50 atm, and I'm quite happy with it (tbh, I don't care, I simply didn't have any troubles with it, that's it). At the time I bought it, there was not many choices, not so today. Today there are many models of corsairs, and even more from other manufacturers. So, please advise. My preferences for the next cooler would be:
  1. as small as possible, I would very much prefer "single" sized radiator, instead of "dual" sized one, eg.: H90 - yes, H110 - no. I can go with dual, if need be and it installs easily into the case. Though, in the future I will be limited to case choices, if I need a place to fit dual radiator...
  2. fits easily inside HAF XB case
  3. as quiet as possible
  4. enough to cool the system, when video encoding and gaming
  5. as future proof as possible
  6. methinks, I don't need Corsair "i" series, because I don't want any freaking LEDs in there. As for fan control, I'm thinking, the mobo has software for that, I don't another additional program from corsair?

About the poll. I added only my "main" cpu choices. As for the coolers, I added all the corsairs (as I quite like corsair), and added other brands, based on newegg ratings, because my knowledge about these things is minimal. Oh, and I included only those, that were marked as Intel 4th gen compatible.
