From the computer itself check what speed its connected to the network at. If the hub is set to 300 and the adapter is actually connecting at say 24mbps, thats your issue. Also make sure the wifi adapter supports 40mhz N (may be set to 20 as well).

Just to reiterate the reason for all the network questions is that no matter how fast the server is, the network is always the bottleneck. We just want to make sure its set optimal. Personally even with transcoding i still think any processor can handle it, and that you likely can stream instead of transcoding.

The downstairs computer is at the full 300 but it seems my extender becomes unstable with it. I've set both to 20Mhz again and the computer seems to connect at 144Mbps.

That should be fast enough. Strange that you would get any buffering. Is it possible there are other wifi networks around you on the same channel?

Silly question, but can you play the same media that buffers directly from the downstairs computer without any stuttering?

This is without drives and without an additional sata/esata card. Also without RAM as you said you have some. Room for 6 drives, efficient PSU.
