if other factors like chassis and fans mounted on cooler might be affecting,

pls just consider the stock fan and a normal full tower chassis, coz that way I might consider my own rig a bit higher

mine is Haf932 + push/pulled cooler with two cougars CF-V12HP

also knowing the VCORE and CPU NB Voltage used, will save me a lot error and trial

thanks

If you know how to delid your cpu, you could overclock it up to 1.4v which will probably gives around 47 multiplier.
Overclocking is totally depends on silicon lottery now so I can't really tell how much you can achieve.
Some golden 4770k could do 4700mhz with 1.2v which is insane.
4770k does get really hot so you might want to be careful when you add vcore.
I don't recommend playing with strap or cache multiplier.
I personally think it is always good to maintain around 1.2v and find maximum multiplier you can achieve.
