BF3 Random lags, and sometimes feezes

Hello, so lately i've been getting lags randomly on bf3 and sometimes freezes for like a sec. First thing i've done is checking my cpu temps, and it was fine. So i thought maybe bad overclock, i set everything to default, didn't help. Then i suspect ram being faulty, so i ran a memtest on my 3 ddr3 rams, and the x1 8GB one had some errors. So i thought this one was the problem, took it out of the case and ram memtest again on the two other 2GB ram and no problem. But in bf3 i still have that issue.

So now i suspect my PSU to be the problem as someone already advised me to change it. But i checked msi Power Supply calculator and it tells me that my computer can use 320~ at peak and i have a 80+ 400W corsair PSU. So i don't know if thats the problem or not. Today i noticed that my 12V went to 2V min (not sure if it was during bf3 gaming as i had HWMonitor open for a while). Also my HD7950 reached 0.95 V min, and max 1.125. Not sure if that's ok.

So please help me i don't know whats making my pc to lag during games. I play payday 2 and i rarely get freeze (never lag), only in bf3 i get lags randomly.

I've redone another memtest today and no error at all this time (test during 1-2h), so maybe PSU or CPU(is this even possible if pc is booting?)

if you aren't getting random freezes in any other games, then I would perhaps re-install BF3. and or update your graphics drivers.
