Building my friend a computer, need some help finding deals.

Ok so here is whats happening.
My friend is giving me about $675 MAX! That includes shipping and tax to build him a rig. I am giving him a small present and selling him my i5-3570k for $120. Now I just need to pick all the other components, but I suck at finding deals that are actually deals haha.
So basically I have about $480 to find the rest of the components (being mobo, ram, gpu, psu, hdd and case).

I live in Canada, but I am going to do a run to the states to pick up some car parts so I can order from the US if the deal is good.

PS: I do have the stock cooler for the i5 but if something aftermarket is within budget then I will be happy to have it overclockable. I would like the mobo to be at least an H77, preferably Z77 so he can do some overclocking in the future.

As always for builds like these the XFX Core Edition is about as cheap as you can get without getting a turd

Is the Gigabyte Z77X-UD3H too much?

Yes that is what I was planning on getting. Either that or the Corsair TX series as it usually goes on sale for about as cheap on black friday. Usually...
