4gb - 6gb - 8gb next gen vram dilemma

Hi , i'm buying a new pc and i'm stuck on the choice of the graphics card.
I want to max out games at 1080p for at least 1 year or 2, and maxing out means everything on max settings (for those who say that everything ultra and texture on high is max settings) , right now shadow of mordor is the only game that can't be maxed out without problems with 4gb vram (can't find any evidence online that 4gb is enough without stuttering) but surely more will come.
So i was looking for used titans and i found a 290x 8gb for about 440€ (new) , right between a 970 and a 980 (970 is about 340€ and 980 540€ but they're sold out from the shops).
So my questions are:

Performace wise where is the 290x placed with the new 900 series?

What do you guys think i should do?
-buy Sli 970 (out of the question because vram will likely hold them back in the future)
-buy a single 970 and upgrade later in the future (2 years from now for example)
-buy a single 970 and sell it later for a 8gb model or two
-buy the sapphire 290x 8gb
-buy an used graphics card and wait for the 970 8gb.

I wouldn't worry too much at 1080p until the ps5 comes out in 5-7 years. A GTX 970 should carry you along quite well.

Yeah but i'm not worried about running games at 1080p , i'm worried about running the pc versions or pc esclusives at max settings for a year at least.

I see. I would think a single 970 should serve for a year or two, then you could simply get another and sli. Maybe you should hold out for an 8gb version.

Max settings also depends on what you find acceptable for fps. Right now, I believe that the current buzz about The Witcher 3 is that it won't run at 1080P at max settings on a 780 Ti at 60 fps. You also won't get it at 60 fps with Ryse and I think Crysis 3 as well. Here's some benchmarks for Ryse as an example.

That benchmark is ryse downsampled from 4k hence the low fps at normal 1080p 290x gets 63 fps , to be clear my definition of max setting is everything max at 1080p resolution without downsampling and a bit of antialiasing.
Regarding the wiycher 3 they probably meant that the card would not run the game at insane settings like the ubersampling that came with TW2 , to be honest that was the reason my config consisted initially of 2 970 but then I saw the shadow of mordor requirements/discussions and i held back.

PS/OT: I played ryse at a gaming faire at 1440p an 4k , I couldn't see any difference at all , I even played with the settings trying to get low fps with the pc they were displaying and I couldn't do it , tried 4k downsampling on the 1440p one and insane anti aliasing in the 4k one (still pc were probably identical so it's normal the results were the same) , from the catalyst control panel i've watched the pc specifications and they were running on a 4790k and crossfire 290x getting no slowdowns at 4k.

Then we have different definitions of what max settings is.

A single 970 is perfectly fine at 1080P as long as you don't maximize every setting. For The Witcher 3, it will run at 60 fps with lower AA. It's just at 8x MSAA it runs between 30-45 fps right now on a 780 Ti. The final release will probably be close to 60, but not quite there. You'll just have to lower it. 8x MSAA at 1080P is a waste of resources anyways. With Shadows of Mordor, the ultra textures look almost identical to high textures. From what I've seen it doesn't even look better, it just looks slightly different when you compare screenshot. Most likely the ultra textures are just uncompressed high textures.
