Max settings would depend entirely on the game. But even if you can't max settings you can tweak them to where it is enjoyable for you. On a budget like yours I would be more interested in enjoying the game over Max settings bragging rights, if that's what you're going for...

if the cpu was used with a lower vcore than 1.4v would be safe to assume that it will work fine(i donr know if it were used during 24-7)

And the stock sandy bridge cpu wouldnt be a good idea with a high end gpu in newer titles that support more cores or cpu bound scenarios.

is sandy bridge not a step backwards from ivy bridge? i was looking at cpu upgrades without touching the mobo and would probs get the i5 3570 just for price and is clocked about were my i3 is at the moment... cant over clock on this board so though k version would have been a waste

any locked cpu is a waste due to the fact that you can do nothing on cpu limited scenarios or where you could gain free performance by just ocing

but i cant overclock either way so surely buying k version for this mobo wuld be a waste? if i was buying new mobo obv i would get haswell but is the difference between ivy and haswell all that much or is it just power saving thats the main difference? although the haswell i5s i have seen seem to be a bit cheaper than the ivy bridge all be it £10. so going by that a full mobo cpu upgrade would be my better choice i suppose in the long run

If they have been waiting this long wouldn't it make more sense to hold out for skylake and DDR4?

that looks like a better option for me xander.. going by what ive just read is the k versions of skylake will be out 2016... think i might set my sites on a new build for 2016 and just get the r9 280 to see me through untill then... buy my parts and sell this pc to help towards a new gpu... only problem is will skylake and ddr4 be alot more expensive that current chips or does price usually stay about the same over same spec different architecture cpus?

I estimate the ram maybe more than DDR3 right now but should be close. CPU typically around the same retail price around release. This is all from the US sites I have looked on, have no idea what prices will do overseas.
