Assassin's Creed Syndicate performace concerns w/gtx 1070

Hello. I just upgraded to a Gigabyte G1 GTX 1070, and I am having some hiccups on AC Syndicate. I wondering if it is the game or am I pushing too hard and expecting too much out of the game.

I will list my specs, just in case it helps: i5 6500/16 GB DDR4 2400 RAM/GTX G1 1070. I only play at 1080p@60. I am using a Sony 55" 4K TV.

First off, when I start the game, it automatically wants to put the settings at 4K and low. I have to manually set the aspect ratio, resolution and refresh rate.
After I set all of that, I went in and set everything to Ultra. I noticed that it will stay at 60 fps for a good while, but then it randomly lags and straight up freezes...sometimes for a good 10-15 seconds.

I drop the settings down to High shadows and HBAO+, and it seems to run a bit better, but still a few hiccups. If I drop the settings a bit more, to let's say SSAO and FXAA, it is a smooth 60 fps.

My concerns are: Should I be expecting Ultra settings and a smooth 60 from the 1070, or are my expectations a bit too high? Is it the game? Is it the card? Also, would anyone care to share their settings with me?

I haven't tried any other games, yet, as I just built this thing. I have others installing now and will test soon, but I thought I would ask this here.

Are you using the latest drivers ? Did your previous card have any issues like this running the game ? Is the game patched with latest updates ?
The game itself is times better than Unity was last year, and if you're on the latest driver, I'd gave to guess its a DPC latency issue plaguing your system. Run LatencyMon and see if it shows high numbers. Also, is this the only game where it does this ?

Thank you for the link and that is not cool. I just bought this damned thing. Hopefully, there will be a fix soon.

I just built this rig and haven't had any other card in there. I just installed Syndicate first and I have other games installing now. I will have to check out the others when I get a chance.

I am in the latest drivers and evrything is up to date.

Before drawing conclusions on it being a DPC thingy, I'd try to eliminate as many user errors as possible. That should make trouble shooting easy. Also, when you run LatencyMon, keep it running and then play the game, as otherwise it would only pick idle system latencies

What type of user errors? What should I trouble shoot? I checked the health of my SSD and my RAM. Everything came out fine.

I'm more talking about having the latest updates on both the games and the drivers. Also, check to see if there are any other graphically demanding games showing this problems.
