Have you tried monitoring your clocks ? What do you define as satisfactory experience from playing latest games ?Is it 60fps @ 1080p @ max settings ? If so, you'd need to get something more powerful than the 770. Also, what other games have you tried and what are your avg fps ? I feel you system still has grunt to run modern games at decent settings, although that 770 is a sore thumb.

Unfortunately, I regret to inform you that I have not been monitoring my clocks. You are correct that running the game at 1080p and 60 FPS at maximum settings is someyhig I deemed satisfactory. I have determined that I will upgrade my current GPU to possibly a GTX 1070 rather than build a conpletely new system. Which version? I am unsure of that yet.

Might want to pop into the News section, there is a thread that appears to be discussing Forza 3, and the performance issues with it.

Upgrade Video cards IMO.

That CPU while not OCable, is definitely quite decent by today's standards. Because of lack of competition from AMD and the new focus on RISC and mobile has really brought the PC CPU world to a lethargic crawl. Sure Sky and Kaby Lake are quite a bit more power efficient, but only Kaby Lake has seen major improvements, and only in some workloads IIRC. I'd go so far as to say that you should keep an eye out for a deal on a K SKU CPU as people upgrade and sell off. I'm still rocking an OC'd 3770K, and I'm happy. Can handle Vulkan API Doom 1440P maxed out w/ my R9 290X, and many other games playably @ 1440P, the limitation is my GPU and VRAM space.

I'd also look into upgrading to 16GB or 32GB of RAM too. Especially while DDR3 is still inexpensive.
Faster clockspeed RAM seems to have a positive impact on minimum framerates too, which affect playability a ton.

I have a 4690k that turbos to 4.5 Ghz, and I know even at stock clocks it matches the 8350. I'm not sure about your CPU but if only you could bump the BCLK a bit, and upgrade your graphics. I'm about tired of my 960 for newer games. The 770 is close so I somewhat feel you. I play forza 6 Apex at 1080p and get 60 fps in races though @ ultra....But it might have something to do with DX12.
