New i7 7700k - High stock temps - no thermal headroom for OC?

Hello all,
I hope I can get some expert/experienced advice here. I just bought a new 7700k / z270 Prime combo and am very disappointed with what I'm initially seeing here.
On stock settings (latest Bios) with XMP disabled I'm getting 80C+ (1.264 max vcore) temps on Realbench Stress Test. The only game I've tried so far is Playerunknown's battlegrounds and it also reaches around 80C.

The cooler I'm using is the DEEPCOOL NEPTWIN: https://www.newegg.com/Product/Product.aspx?Item=N82E16835856003

Here is an album of my temps + hwinfo + case setup: http://imgur.com/gallery/lMBsF

Prior to upgrading CPU i was running identical case setup + cooler on a 2500k @4.5mhz - 1.35vcore and maxed out around 73C on full loads.

I have already re-seated my heat-sink multiple times to ensure good thermal paste application (non-brand name paste included with CPU purchase).

What is going wrong here? Is my cooler a POS? Did I get a bunk chip? I know using a better paste will help, but not enough to explain these crazy temps right?
Please help!! Thanks so much for reading.
