doubt it will be ultra-realistic, because simulators don't sell well, they are too hard for most people, but people like to think their a great driver, when to be honest most people barely understand an apex. GT4 is realistic enough to make the uninformed buy it as a simulator, and easy enough for most people to drive it. It's the ultimate formula for sales.
And LFS looks crap, but LFS is developed by 3 people, Polophony have 100 odd coders and yet they'll quite happily geuss the handling of several cars without ever driving them.
