My board is almost identical to yours (I honestly don't even know the difference besides the word Vista tacked on lol) and I have a Zalman 9700. With ambient air at 72F I get CPU temp of 29-30C idle and a mobo temp of 36-38C. Since we both have Zalmans, same mobo layout, similar case fans, and the same mobo temp... I'd say your temps are being read correctly by the PC Probe II software.
Since you've reseated a bunch of times and tried a different cooler, chances are that's not the issue. It's pretty likely that your chip is defective; either it's reporting incorrect temps or for some reason or its generating a lot of heat when it shouldn't. I'm leaning toward the incorrect temps being sent out.
Maybe you should try taking the vCore off Auto and setting it to a fixed value like 1.35 volts? It's possible that Auto is cranking up the voltage for the vCore to unusually high numbers. Have you run CPU-Z to see what voltage it's setting it to?
As to your AS5 question, as far as I know there is no experation date
