Please clear your cmos right now before you blow something up.
You are cleaning off the heat-sink and CPU with alcohol or something similar and reapplying fresh thermal grease each time you re-seat, aren't you?
somethins def rong with the seating...spread the thermal paste on properly...or change to a different thermal paste...as for a new heatsink the best is the TRUE-120...im gettin only 48-50C on prime with it and ambient temp is 30C...and no lapping...im quite happy
edit:for cleaning cpu use isopropyl alcohol...

Yes, it is possible to tighten the HSF down too much.

Excessive pressure may cause the center-points of the IHS and the HSF to lose clean contact.

This happened to me once when I got too excited and torqued a Fuzion down too much; the bracket had a major bow, and the mobo had a dimple on the backside right where the Die is positioned!

Ok, I fixed it! *phew*

I just added A LOT more thermal compound onto my heatsink, and BAM! I idle at 28C at stock, which is better than before!

Yay, now for OC'ing!
