are you running 400 fsb x 8 multiplier?
My cpu was stable at about 1.35 vcore at 400x8, I would keep lowering your vcore as much as you can, a lot of heat comes from high voltage

Hmm, TIM doesn't seem to be that bad, check for flatness on the Vendetta 2 though, just get something flat and put it against the base. Also, make sure your bolts/push pins are secure, so the heat transfer is better.

Well, quick update! I cut out the grates in front and back of the case covering the intake / out take fans, got a more powerful fan for the side intake and moved the computer out from under my desk to a prominent position next to the monitor and Presto!
With ambient temps around 24 (74 F.) I'm now running under load at 50'ish C.
Huge improvement! Thank you all so much for your imput and suggestions, they worked wonders for me.
