Q6600 on Asus P5K, can't go past 2.4GHz point

Hi. I'm pretty new to overclocking and this forum but I was able to overclock my Q6600 to 3.0GHz with stock cooling and a crappy RAM (in my sig.). The only reason I didn't go past 3.0 is because my heatsink and the fan got dirty as I have a cat in the house and my case was open, so my temps went from 59 to 90s over 3 month. I cleaned the fan and the heatsink and got an Arctic Freezer 7 Pro. My tems are 45, 39, 39, 39 now with no load and room temp @ 30+ humidity. I got a problem that I can't resolve now for about 2 weeks. No matter what I change in BIOS I eather get upto 2.41GHz or get an "Overclocking Failed" message after the POST. I've upgraded my BIOS from 0603 to 0704 to 0805 to 0902 to 1005 to 1006. None of them would let me go past the 2.41GHz mark. It seems that he multipier works fime when I change it 6 to 9 but no matter what I set the FSB to it does not change much. This is what I get:

(Mult = 9 and FSB = 266) = 2.4GHz
(Mult = 9 and FSB = 333) = 2.41GHz
(Mult = 8 and FSB = 266) = 2.12GHz
(Mult = 8 and FSB = 333) = 2.13GHz
(Mult = 7 and FSB = 266) = 1.86GHz
(Mult = 7 and FSB = 333) = 1.87GHz

I reseated the CMOS batterie = no help
I changed the voltages = no help
I checked the PSU voltages - 3.3V = 3.2V, 5.5V = 5.48V, 12V = 11.91V

Before I was only playing with the FSB and multiplyer and was able to get whatever I wanted and now whatever i do I still get stuck at 2.4 or 2.41. Could somebody, please help me out, all I need is get back upto 3.0GHz untill I get new RAM.

9*333FSB=2997mhz
Disable Speedstep/C1E/EIST in the bios, can't remember the terminology Asus uses.
It's a power saving feature, when the CPU is not under load the multiplier drops to x6.

put ur vcore 1.35. or 1.40
fsb. high as it can go.

I've played with vcore voltage as well = same result.

The problem is that when I just built my system my mobo was at default setting and all i WAS DOING IS CHANGING THE MULT. TO 9.0 AND fsb to 333 and I was getting my 3.0GHz no problem. Now, when I change my bobo to defaults and then set the mult. to 9.0 and fsb to 333 I get 2.41GHz or "Overclocking Failed". What's causing this, everything else is at stock or auto just like I had it before?
