Dual core or Quad - Game Development

I'm going to be building a computer in the future, to develop games and programing. Which would be best? And what Core 2 Duo or Quad do you recommend? Is there any noticeable difference between DDR2 and DDR3? (To maximize performance, I plan on overclocking, so I wonder if there is much of a difference when it comes to DDR2/DDR3 in that regard, I don't intend on overclocking to 4GHz, maybe just a simple 3.2-3.4GHz on air)

One more question if anyone can answer this. Is there really any difference comparing expensive Professional Video Cards to consumer cards in 3D rendering (I intend on 3D modeling moderately.)

If my questions deem unfit for this area, mods can kindly move or delete this thread. Thanks!

if you will do Video rendering i will say get a Quad, q6600 is very accessible now,
and on DDR3 you will notice a bit performance on video editing and probably on gaming,
and about video card, with the new ones any g92 nvidia will do the work nicely
