Yeah, I just want an x48 board for 2 reasons:
1) I'm gonna keep it for at least 3-4 years (until the 28nm CPUs come out, or whatever they are) - screw Core i7
2) I need at least 3-4 PCIe slots - one or two x16 for the video card(s), one x4 for the RAID card, and one x4 for the dual-gigabit card
But yeah I'll check for condensation right now. You're right, you never really know.

I know im gonna get shot for say this. But if i were you i wouldn't uses the grease in the socket. Thats my opinion
If I still cant get it to work after cleaning it out and reseating, I'll try your idea too!
