look quite interesting, too.
And everything, save for the civic buildings, parks, and ploppable items (such as the ped mall tiles you see at the 2nd GLR station), are all growable.
Still needs more development and I currently have about 1.5k sims leaving the tile to the aggy tile I have for jobs.

the median first, then outward. But, you're right, sound walls don't pop up so fast.
PS: I got SimGoober's red light district lots and models in this tile, they do have a negative effect on crime though... I'll dig up the links in a bit.
