Your motherboard is fine for now. I am using that motherboard in a system currently, and it's great. Overclocked a Athlon II x3 440 to 3.5ghz without a voltage adjustment. I suggest finding the cheapest Athlon II x3 or Phenom II x3 you can find.

I was always concerned about upgrading from a dual core because gaming performance on a lower clocked quad core might be worse. Now, after upgrading to a quad core and seeing massive improvements, I will never purchase anything less than a triple-core.

agreed. even if you do end up going with a rana chip like the above suggested, it won't last you very long and then you'll be stuck with the same performance-lag problem.
i suggest, like max said, to wait a bit until you can get a new mobo/cpu/ram.

btw, you should really have a thorough look-over thru newegg's combo pages, they have some great deals there for cpu+mobo that might suit your budget even now
