Im guessing you like games, they arent going to be using 8cores anytime soon, so its safe to go with sandy bridge. Waiting for something which will only be slightly better isnt worth it, like i said before Sandy bridge and ivy bridge is basically the same, just ivy is smaller and more cores.

After ivy bridge comes out, there will be a much better cpu comming out, so then you might as well wait for that, but then you might as well wait for the next one, but after that there will be another massive leap, so wait some more.

You get my point, stuff is always going to get better, and these $300 new chips are better then some of the $1000 chips. And by the looks of it, your on a very old platform, so it will definitely be worth it upgrading. Match it with say a 460 for fairly cheap, you will have a monster gamming pc that will max just about anything.
