All you have to do to find the unlocking and overclocking guides is look at the stickied threads in this section of the forums(AMD - General).

And why isn't this in the AMD CPU section?

Also, don't waste your money on the 965, if you want a guaranteed quad core go with the 955. Or you could even get an Athlon II X3 or X4 though those don't have an unlocked multiplier.

If you are trying to save money look at the Athlon X3 & X4, there performance in most games is very similar to the Phenom's.

Depends on mobo. If you're pairing either with an MSI mobo and unlocking/overclocking, don't get either and stick to an Athlon II. Better yet don't get an MSI motherboard.
