OP, Please ignore, you do not need a 560 or a 2500K to run Sims 3.

The 450 is a good suggestion, go for this over a 5770.

what you really need to run sims 3 is an SSD, otherwise if you get all the expansions and want to use all the items from them in the same game the game will start stuttering and freezing up for 5-10 and eventually 30+ sec every minute to the point it becomes unplayable. They really did a craptastic job coding it and while SSD wont eliminate the freeze it will reduce it to 1 second or so. Ofc best option is to get a ton of ram, make a ramdrive, move all the item library files to the ramdrive and put hardlinks instead of them pointing to the ramdrive if you feel up to it but its ridiculous you should do that to play a game anyway.

5770 is cheaper than a gts 450 and is also a better performer in most cases. http://www.anandtech.com/bench/Product/296?vs=316

My sister use to play Sims 3 on my sig rig for a while. an X4 and 5770 will probably be fine till Sims 6 (not sure if they actually would). Yeah 5770 works without any hint of problems on Sims though.

Edit: Use to be a single 5770 while she used it for Sims.

I agree with pyra. 5770 is enough to max sims3.
Phenom Quad is good for future proofing but change the psu to cheaper 500 watts if you will only use 1 gpu.

2GB ram is also enough for sims 3, you can just add another 2GB later on.

-Dump 955 in favor of X2 555.
-You don't need a 5850 for Sims3. Even if she installs a lot of addons, a lower card, like 4870 mentioned, will run it just fine.
-CPU Fan - if it's for the lady, you wont need to overclock a lot. X2 555 will overclock by ~300-400mhz on a stock fan. Don't buy one. Worst case scenario, you can always get one later if you REALLY need it.
