WILL DO: 120Hz on desktop, in XBMC, and in full screen mode for games.

WON't DO: 120Hz in games in borderless window mode.

Mine plays at 120Hz in bordered windowed mode...never tried borderless though.

After disabling it on the entire system I looked and found this solution to having basic. There might be another, but it's fine fornow.

What I did was this: Right-click the exe and choose Properties, then under Compatibility, check "Disable desktop composition" and click OK.

It'll go to basic when the game launches (had to find the proper .exe file) and back to normal when not. So win-win.

Windows has some trouble with rendering the desktop at your full refresh rate, especially in windowed modes. The following though, is speculation.
In full screen modes, desktop composition is generally not turned on (i think!). With windowed modes, your computer actually renders your desktop at its "default" refresh - ie, 60hz. Of course, you can't render the windowed application and the desktop at the same time, but at different refreshes - so Windows picks the lowest common denominator and renders that. Theory, of course. But suffice to say, in general, rendering two things at once, on screen, at two different refresh rates tends to give wonky results, especially with Aero. Blame Microsoft.
