Build for my brother. $500-600

I'm building a pc for my brother for Christmas. His budget is around $500-600, lower price preferable. He plays medieval 2 and will play sequels, but not games with high graphics such as Crisis. I don't have any parts except for a case and $50 Western Digital Caviar Black 640GB from Newegg today.
Any suggestions from the newegg black friday sale or any sites for that matter? Here is one cpu mobo combo I was considering I don't care if I use intel or amd, I just want a good deal and I've had good experience with both companies, so don't troll.
I also need a monitor, but it needs to be included in the $500-600 budget. I will not be overclocking because I am leaving for college next year and won't be around to deal with oc issues.

I already have windows vista ultimate for him.

if you need to get the monitor as well it'll be out of your budget most likely.

try this combo or this combo

both boards use DDR2 though.

I just talked to him about the build and I think I'll be able to extend the budget by about $100 to pay for the monitor.
